We focus primarily on lifestyle residential, institutional scale build-to-rent and mixed-use community precincts, where exceptional placemaking outcomes can be achieved. Our approach to site selection is meticulous, we place a high emphasis on identifying prime locations across South East Queensland.

As a rising market leader, we are dedicated to assembling the best teams to design, construct and manage the building and its aftercare service, for our residents, stakeholders, and investors.

OUR STORY

Iluka, meaning “by the sea,” is the name given by the Yagir clan to a tranquil coastal town in northern NSW. Iluka is a serene place, famed for its relaxed surfing and fishing lifestyle.

It was early in the formation of the business that founders Oscar Budai, Adrian Roche, and Greg Betts discovered that they each held in common their own happy memories of Iluka. This shared bond and a love of all things property inspired them to create Iluka Property. Their aim is to impart that same idyllic sense of place and wellbeing that is Iluka, in every project.

The trio’s deep, synergetic and complimentary industry knowledge allows Iluka Property the opportunity to provide vertically integrated property solutions of every scale, for families, downsizers and sophisticated investor partners.

GREG BETTS
DIRECTOR – DEVELOPMENT & CONSTRUCTION

Greg’s 25 years of expertise in real estate development, project management and construction management covers luxury high-rise apartments, house and land, hotels, leisure, heavy infrastructure, and large-scale urban regeneration projects throughout Australia and the Middle East.

A prior business leader at Raptis, Barnagaroo Delivery Authority, Landcom and Savills, several of his projects have earned global recognition for setting new standards in placemaking excellence.

Driven by a passion for Sustainability and creating places of distinction, Greg’s hands-on approach spans the entire lifecyce. Greg drives Iuka Property’s approvals, considered design, construction delivery, marketing, and sales.

OSCAR BUDAI
FINANCE DIRECTOR

With over two decades of expertise in real estate project delivery throughout Australia, Oscar is a seasoned property executive. His diverse portfolio spans residential, retail, hospitality, commercial, and industrial sectors.

As a CPA with deep banking and finance experience, Oscar is proficient in planning, financial analysis, project management, customer relations, acquisitions, divestments and capital partnerships. He brings a comprehensive skill set to ensure the success of our projects. Committed to excellence, Oscar thrives on fostering positive stakeholder relationships and delivering outstanding results in the dynamic real estate landscape.

ADRIAN ROCHE
EXECUTIVE DIRECTOR

Adrian brings over 25 years of international corporate experience to Iluka Property, having served in senior management roles for Bennelong Capital, Citibank, Credit Lyonnais and UBS encompassing Investment Capital Markets, Funds management and Property Development and on the boards of numerous Australian, American and English companies.

Adrian’s established relationships and experience in the real estate capital and transactional markets provide him with a clear understanding of the critical importance of teamwork, leadership, stakeholder engagement and client relationships in achieving project objectives for all parties.
